In 2025, Bredo carried out a raised floor refurbishment covering 1,000 m² in an office complex in Essen — preparing the space for occupation by the next tenant.
The brief
The property developer had taken back an entire office wing and needed it re-let quickly. The existing raised floor was functionally sound, but previous use had left height differences, creaking joints and isolated damaged panels that called for refurbishment.
Work carried out
- Survey and inspection of the existing substructure
- Re-securing and re-levelling of the entire area
- Replacement of damaged floor panels and steel ventilation panels
- Closing 500 existing cable outlet openings and drilling 400 new ones to the client's specification
- Complete preparation for laying the new floor covering
Programme
The refurbishment ran under time pressure — the incoming tenant's move-in date was already fixed. Careful phasing and parallel working teams meant the full 1,000 m² area was ready for handover within the agreed window. The steel ventilation panels visible in the photos serve room climate control, delivered via a carpet tile covering laid afterwards.
Result
A fully renewed raised floor area, ready for a modern climate-control carpet covering. The area was handed over to the client on schedule, in time for the new tenant's move-in — a good example of our day-to-day refurbishment work on existing floor areas.
