In a new administrative building for a nationwide grid operator in the greater Cologne area, Bredo installed around 11,300 m² of raised and hollow flooring systems between summer 2023 and the end of 2025 — across a range of build heights, usage zones and surface finishes.
The brief
From the representative foyer through conventional office space to wet and plant rooms, the client asked for a consistent flooring system that would give every usage zone the right build height, surface and load class — while still reading as a single, calm overall picture.

- **Total area:** approx. 11,300 m²
- **Finished floor height:** 375 mm (upper floors) | 600 mm (ground floor)
- **Main corridors & foyer:** approx. 2,280 m² control room floor with mineral panels and factory-applied fine porcelain stoneware (10 mm), fitted precisely between brick façades
- **Office & circulation areas:** approx. 2,000 m² control room floor, factory-applied with carpet
- **Kitchen areas:** approx. 330 m² raised floor with fine porcelain stoneware
- **Further usage areas:** approx. 6,300 m² raised floor with a site-applied full-area floor covering
- **Wet areas:** approx. 470 m² dry hollow floor for site tiling
Technical highlights
- Precise fitting around curved building elements using **water-jet cutting**, based on templates
- Recessed raised floor zones to integrate **entrance matting** at entrance areas
- Additional **dowelling of all pedestals** and grid bars on the ground floor (finished floor height 600 mm)
- Early **grid-point marking on the sub-floor** to avoid clashes with extensive building services and minimise bridging
Result
A consistent, durable flooring system with a clear distinction between representative and functional areas — designed for flexible, long-lasting use in everyday administrative operation.
